There was a massive latticed pergola with saloon-style doors obscuring most of the home’s olive and brown facade. It was covered in dead vines, and what was left of the yard was filled with shards of forgotten pottery, a multitude of statuary and faux flower bouquets. Needless to say, the pergola was the first thing to go - and once it was gone, a trio of original amber bottle glass windows revealed themselves in the entry area. Score!</image:caption>

      <image:caption>Budgeting for a large-scale renovation project is a little like managing a very long line of falling dominos, each piece with its own associated cost that will affect the next domino in line. One big decision my clients made early on was to work with the existing cabinetry in the house, making modifications where necessary. Keeping the cabinets meant leaving the plumbing where it was, which also helped keep the budget down. In a new build, I would have centered the sink on the mirror - but here the offset placement adds to the charm of the room, in addition to helping my clients meet their budget goals.</image:caption>

      <image:caption>When working with a small budget, the first questions we ask are “What works? What can we keep?” and “What absolutely has to change?” Here, the countertops were lovely and in excellent condition. The lower cabinets, while worn on the surface, were solid wood and the layout worked well. A coat of olive paint, new hardware, and a fresh drop-in sink with new faucet and disposal did wonders to revive the existing finishes.</image:caption>

      <image:caption>Before the transformation, the upper cabinets in this kitchen featured an awkward corner and just barely too much width to accommodate the space where the refrigerator should have been. As a result, the range was swimming in wasted space, while the refrigerator jutted out awkwardly into the room. Replacing the upper cabinets with taller, narrower cabinets not only allowed the appliances to relocate to their rightful places, it gave the owners more storage space. Since the new cabinets featured a slightly different profile than the existing lower cabinets, we chose a two-tone color scheme with dark lower and light upper cabinets. White uppers also help the small space feel larger and the modern profile helps the kitchen feel updated.</image:caption>

Tucked away at the top of a slide-out ladder is a multi-purpose loft and separate fully enclosed storage area. Other amenities to make the space comfortable year-round include radiant heated concrete floors, a mini split A/C unit, and three remote-controlled skylights for ventilation and sunlight.</image:caption>

We made room for a large central island with seating, as well as lots of additional perimeter counter space, by moving the patio doors several feet away from the kitchen sink. The island works hard too, with storage on both sides, a built-in knife block, and a peg system for storing dishes.</image:caption>

We hid extra-deep storage above and below the counter seating area, making the most of an awkward corner and lengthening the workspace area near the kitchen sink. This arch did not exist prior to the renovation, which is hard to imagine now that it’s here! This important change to the floor plan created a beautiful double-arch focal wall in the living room, a true formal entryway, and more storage in the kitchen. Sight lines from both the living room and kitchen also improved significantly.</image:caption>

We closed off a doorway, widened an existing arched opening and added a second, and re-shaped another existing arch. Meanwhile, the new cabinetry layout provides both counter seating and smarter storage, creating a better flow for both cooking and conversation.</image:caption>

The floor plan felt cavernous and there was no way to contain noise between spaces, so we opted to partially close up one wall between the kitchen and dining room. With soft arches already happening in other parts of the house, it felt right to echo that shape here. Tiled niches flank each side of the alcove, seamlessly keeping cooking items at close hand, while a waterproof tadelakt finish protects the surround from splatters.</image:caption>

      <image:caption>Facing the backyard garden, a sunny nook with performance cushions invites the family to enjoy slow weekend mornings, casual dinners, and after-school homework sessions. Architect Jason Kaldis designed an extended window box to house our clients’ large plant collection. The dining table was custom made for us by Dave Marcoullier: a perfectly-sized rift white oak trestle style with softly rounded corners for smooth entries and exits from the bench seat. Stools with hidden storage offer a playful take on flexible seating for the family’s young children.</image:caption>
